AXON unveils workspace model aimed at lower-risk office expansion

AXON Group has launched a managed workspace platform designed to help companies expand office space without large upfront capital spending or lengthy build timelines, as firms increasingly plan growth on shorter horizons.

The company formally introduced the model at Quad, its newly opened facility in Bonifacio Global City, positioning the offering as an alternative to traditional office development that relies on multiple independent vendors for design, construction, and operations.

AXON said its approach integrates design, engineering, construction, technology, and capital under a single delivery structure, allowing companies to move from commitment to occupancy in as little as 75 to 90 days.

By consolidating these functions, the firm aims to reduce coordination delays and cost overruns common in conventional office builds.

“Most companies now make scaling decisions in much tighter timeframes, but the workspace industry still behaves as if growth happens once every twenty years,” said Sherwin Dela Cruz, CEO and co-founder of AXON Group.

“That mismatch is expensive. AXON was built to fix it — by collapsing what used to be multiple vendors and decision points into a single, accountable stack.”

Under its managed workspace offering, Axon assumes responsibility for fit-out, permitting, procurement, and construction, delivering fully built, technology-ready offices as an operating expense rather than a capital investment.

Workspaces are built to client specifications rather than standardized layouts, with AXON overseeing both delivery and ongoing operations.

“For most companies, offices are a necessity, not a choice,” Dela Cruz said. “But very few teams are equipped to manage the realities of building one — the coordination, the permits, the technical decisions, the things that can go wrong. AXON exists to take that weight off their shoulders.”

The company said its vertically integrated model allows it to continue projects even when requirements change, avoiding re-bidding processes and delays typically associated with scope revisions.

AXON also uses prefabricated components and standardized engineering decisions to reduce variability during delivery.

Quad, AXON’s 2,400-square-meter flagship site in BGC, is already operating as a commercial workspace hosting meetings, training sessions, and collaborative work.

The facility brings together Axon’s design-and-build services, managed workspace operations, joinery, glazing, fit-out, and technology integration under a single execution framework.

AXON said the site is nearing full utilization and also functions as swing space within its portfolio, allowing capacity to be adjusted as client requirements change rather than remaining permanently fixed.

Dela Cruz said the concept was shaped by his experience managing stalled office projects during the pandemic.

“After a while, you realize the problem isn’t one delay or one vendor,” he said. “It’s the system itself. Companies don’t need more promises — they need someone to take responsibility and walk with them from start to finish.”

“Scale Beyond Limits isn’t a slogan,” Dela Cruz added. “It’s a practical promise. If your business is ready to move, your workspace shouldn’t be the thing slowing you down.”
